LANDLORDS FEE
Lettings Service Fee: marketing, using portals, advertising, accompanied viewings, offer negotiations, reference checks including Right to Rent, credit check, proof of address, ID checks, employment/accountants/income checks, previous landlord check if applicable. Preparing of tenancy agreement, registering of the deposit with the Deposit Protection Service, accounting first months rent and deposit. Collecting all relevant legal documention & checks which are current for letting out your property. Anti money laundering, Know your Client, Peps and Sanctions checks for all tenants 8%+vat of rent payable
Additional copies of statements or tenancy agreements (charge per document) £10+vat
Negotiating deposit disputes with you, your tenants and the DPS (charge per deposit) £150+vat
Providing documentation to you or any warranty firm in the case of a claim (charge per claim) £200+vat
Providing documentation to you or your solicitor in the event of an eviction (charge per claim) £200+vat
Rent Protection and Legal Expenses Warranty for 12 months £400+vat
Renewal of Tenancy: Please see your Terms of Business which will detail the future costs  
TENANTS FEE
Holding Deposit: one week rent will be taken, the property will then be taken off the market whilst your reference checks are carried out, this is non refundable if you change your mind or provide fraudulent information or you have a County Court Judgement or Individual Voluntary Arrangement or arrears with your current landlord.  
Five Week Deposit: this is to be paid once your references have passed and will be held in a government scheme through Deposit Protection Custodial Service or My Deposits.  
One month rent payable in advance: this is to be paid when the tenancy agreement is being signed usually a few days before the tenancy starts.  
Changes to Tenancy Agreement: This could be a change of name due to becoming married/divorced or by deed poll. £150+vat PP
Early Termination of Tenancy agreement outside of the break clause: You will be liable for all landlords costs plus references of the new tenants price per person. £500+vat
Tenant re-referencing due to change of tenants £300+vat PP
Adding permitted Occupiers: whether this be child becoming 18 or another adult family member permanetly living in the property. ID, Right To Rent, Peps and Sanctions check will also be required Lost Keys/Fobs/Parking Permits: if any of these are lost by the tenant, you will be charged for the replacement cost. £200+vat PP
